Scripps Ranch Complete Exterior Remodel With Structural and Mechanical Upgrades

Complete Exterior Transformation and Home System Upgrade

PROJECT OVERVIEW

This property had extensive exterior, structural, mechanical, and utility issues that had developed over many years, and delaying repairs was no longer an option. The home sat below a steep hillside that pushed stormwater directly toward the property during every rain. With no gutter system originally installed, roof runoff dropped straight at the foundation line, worsening soil saturation and erosion. The patio covers were unsafe, the exterior envelope was failing, the insulation was not performing its main function, the furnace was outdated, the windows were inefficient, and other surprises like the main water line being buried far too shallow and showing deterioration which is a common issue in older homes had to be addressed.

Before construction began, we created multiple exterior design iterations to help the homeowners visualize the yard layout, drainage routes, retaining wall placement, patio cover configuration, and overall hardscape and exterior finish. After several refinements, the homeowners approved the final design concept, which guided the build with minor adjustments later in the process.

Key issues included:

1. Water Intrusion and Drainage Failures

  • Hillside runoff flowed directly into the backyard.
  • Backyard flooding occurred during rain due to improper grading and pooling.
  • No gutters existed, causing uncontrolled roof runoff at the foundation

2. Unsafe and Failing Patio Covers

  • Original wood covers were severely deteriorated.
  • Several posts were rotted at the bases and structurally unsafe.

3. Exterior Envelope Breakdown

  • Original wood siding was damaged, moisture-compromised, and failing.
  • Homeowners wanted the entire house transitioned to a uniform stucco exterior for durability and a clean modern appearance.
  • Existing stucco required repair, proper lath, and full surface preparation.
  • A new gutter and downspout system was added to correctly manage roof drainage.

4. Inefficient Windows & Failing Insulation

  • Windows were outdated and inefficient.
  • Attic insulation had degraded and was no longer functional.

5. Aging Mechanical System & Ductwork

  • The furnace was outdated, unreliable, and underserving the home.
  • The original duct system was leaking, poorly sealed, and providing inconsistent airflow.
  • A new furnace, fully rebuilt duct system, and updated temperature sensors were installed.

6. Pre-Construction Design Phase

  • Multiple layouts and visual plans were created.
  • Homeowners reviewed several iterations before selecting the final design.

7. Shallow and Deteriorated Main Water Line

  • The main water line was buried at an improper depth and constructed from deteriorating materials.
  • A full replacement was necessary for safety, reliability, and compliance.

8. Overall Condition

  • These were not cosmetic issues. They were structural, mechanical, drainage, and safety failures requiring full exterior modernization.

Demolition and Site Preparation

Demolition is one of the most overlooked and underemphasized phases of large exterior projects even though it determines the success of everything that follows. Proper demolition requires accurate assessment, the right equipment, coordinated sequencing, and a clear understanding of how much material must be removed before any rebuilding can begin. Soil, rock, roots, concrete, and existing structures are measured in cubic yards, and the volume removed on projects of this scale is often underestimated by both homeowners and contractors.

Exterior demolition also involves managing on site conditions responsibly. In many parts of San Diego, dry soil produces significant dust when disturbed and it can drift into neighboring properties. To prevent this, the soil must be watered at intervals during excavation and grading. This is an important part of doing the work safely and respectfully.

A critical component of preparation is understanding how much soil must be removed to achieve proper grading, allow for drainage installation, and create the required base layers for pavers or other hardscape systems. It is common for several inches, and sometimes significant depths, of material to be removed before any compaction or installation can begin. This work often requires heavy equipment such as Bobcats, excavators, and hauling trucks organized in a way that keeps the site clean, safe, and efficient.

Proper demolition and preparation are the foundation of a durable outdoor project. They ensure grading flows correctly, drainage systems function as intended, and the hardscape remains stable long term. When this phase is planned and executed well, it streamlines the entire build and prevents issues that could compromise the final result.

Water Management and Drainage Correction

The hillside behind the home directed stormwater toward the yard, causing pooling, erosion, and deterioration of existing surfaces. Without gutters, roof runoff added even more water to the problem.

We mapped natural flow paths and installed a fully engineered drainage system beneath future paver areas and along retaining wall lines. The system includes drainage trenches, gravel bedding, perforated pipes, catch basins, and strategic collection points. All water is routed to a concealed discharge location in the front yard under Mexican pebble rock.

Structural Repairs at the Front Overhang

Two supporting posts for the extended front overhang showed significant deterioration at the base from long-term moisture exposure. This was independent from the backyard patio cover issues.

We removed the compromised posts, rebuilt the footing zones, and installed properly sized structural replacements. The overhang regained full stability and now aligns with the updated exterior appearance.

Patio Cover Replacement in the Backyard

The original wood patio covers were beyond repair, with rotted posts and deteriorated beams that posed safety risks.

We fully removed both structures and installed new aluminum patio covers that provide shade, durability, low maintenance, and improved fire safety.

Retaining Wall Construction and Grading Improvements

Proper grade control was essential due to the hillside and the water movement through the yard.

We installed approximately 120 linear feet of Keystone retaining wall to create functional terraces and stabilize the soil. Grading improvements shaped correct water flow and prepared the yard for the new hardscape

Paver Installation and Outdoor Hardscape

The homeowners selected Stonetop Brownstone rustic pavers from RCP Block & Brick for a natural, high-end finish.

We installed 3,800 square feet of pavers Stonetop Brownstone rustic pavers from RCP Block&Brick  throughout the property, including walkways, patios, seating zones, and transitions. The surface integrates seamlessly with the underlying drainage layout.

Windows, Stucco, Siding Removal & Exterior Envelope Upgrades

The home’s exterior previously included failing wood siding and damaged stucco. Beyond functional concerns, the homeowners wanted a consistent modern appearance.

Work included:

  • Full removal of deteriorated wood siding
  • Transitioning the entire home to a uniform stucco exterior
  • Proper lath installation and repair of all damaged stucco
  • Full surface preparation before painting
  • Installation of new double-pane windows with black frames
  • Sliding door replacements
  • Installation of a complete gutter and downspout system

Mechanical, Ductwork, and Insulation Improvements

The furnace was old and unreliable, and the duct system showed typical age-related deterioration — leaking seams, poor insulation, and inconsistent airflow.

We completed a full mechanical rebuild:

  • Installed a modern, properly sized furnace
  • Removed the failing duct network
  • Installed a new R-8 insulated duct system with sealed joints and proper supports • Added temperature sensors throughout the home

The attic insulation was removed and replaced to restore proper thermal performance and improve energy efficiency.

We also replaced a damaged attic vent screen during this phase. Although a small component, a proper vent barrier prevents rodent entry, protects insulation quality, and helps maintain long-term indoor air cleanliness — making it an important preventive measure.

All mechanical and ductwork improvements were completed under proper permits and passed HERS inspections.

Main Water Line Replacement and Dig Alert Compliance

Before excavation, we contacted DigAlert to mark all underground utilities — gas, electrical, and water — which is mandatory for safe and compliant digging.

During excavation, the main water line was discovered to be buried far too shallow, constructed from outdated materials, and showing clear deterioration.

To correct the issue:

  • We promptly pulled proper permits
  • Removed the compromised water line
  • Installed a new code-compliant, properly insulated water line at the correct depth
  • Ensured all elements passed inspection

This upgrade protects the home from water service failures and brings the system up to modern standards.

Landscaping and Irrigation

After all grading and hardscape work were completed, a new irrigation system was installed and the landscape was planted. Some plant selections were refined toward the end based on the homeowners’ preferences.

The new landscape design is low maintenance and works seamlessly with the slope and improved drainage system

Final Outcome and Project Summary

The home is now a fully modernized, structurally sound, and efficient property. Drainage issues have been solved. The exterior envelope is consistent, durable, and upgraded. The mechanical systems, insulation, furnace, ductwork, windows, gutters, and water line all meet modern standards. Both the front and backyard have been transformed into usable, attractive, and long-lasting outdoor spaces.

What began as a response to long-standing issues became a complete exterior renewal, resulting in a safer, more durable, and significantly improved home.
